Potential conveyancing problems


When buying or selling a property you may come across the term ‘conveyancing’ quite frequently. This is the process of dealing with all the legal aspects of property transactions such as arranging contracts, conducting searches and getting a structural survey.

Some people embark on these ventures themselves, and they are often met with certain conveyancing problems.

Timing issues

Conveyancing is a complex skill as there are many things to juggle when buying or selling properties, and there are strict time frames in which these things should be done. One of the common conveyancing problems suffered by potential buyers is missing the deadlines for lodging certain documents (e.g. the TR1: freehold transfer form) at the Land Registry.

This can significantly delay the transfer process and more importantly could cause a sale to fall through.


Other common conveyancing problems include drawing up contracts, as this requires a certain style and form which many people are not used to. Learning this style is not only a big learning curve but is also a hurdle that could cost both time and money.
