What are the deeds of my property?

When you buy any land or property, your ownership will be confirmed by the deeds that you hold. Your property deeds are legal documents that give details of the property or land you own. If you have any questions about deeds, a property solicitor will be able to advise you.

How do my deeds and conveyancing work together?

When you buy a house, you will ‘exchange’ the contract of sale with the seller. This contract binds you both to the transaction but does not complete the transfer of ownership of the property. Ownership is transferred during completion, which is the final step of the conveyance process. During completion, the deeds to the property are handed over from the seller to you.

What are the steps needed to register my deeds?

The Land Registry uses a set of forms (TR1, FR1 and DL) which your conveyancing solicitor can complete for you. It is important that these forms are filled in accurately, as their contents will form the basis of your file with the Land Registry. In the event of any dispute, the registered deeds will form part of the proof of your ownership of the land or property.

Do I always have to register my deeds with the Land Registry?

This will depend on whether you have owned the land or property before. You can also complete what is called ‘voluntary first registration’, which can be advantageous, as you would have ownership of your land or property lodged with the Land Registry. Your property solicitor can advise you on whether voluntary registration is appropriate in your case.

How can a solicitor help with the deeds on my house?

Most people will use the services of a conveyancing solicitor when buying their home. Your solicitor can ensure that all the legal formalities are taken care of throughout the purchase of your home. One of the most important tasks your solicitor will carry out is to properly register the property’s deeds with the Land Registry.
